The clients of this project were looking to add an extra guest bedroom, along with increased space for a utility, dining room and open-plan live-in kitchen.
The existing inter-war house wasn’t small, but the emphasis and importance of the rooms no longer suited modern living; where the kitchen is of greater focus. It also didn’t relate well to the substantial gardens to the rear. Closer interrogation of the floor plans through sketch options, design development and costing exercises discovered options that made better use of the existing footprint, rather than having to accommodate all of the new functions within a large extension.
Combined with some internal alterations we managed to work a solution that didn’t extend quite as much as originally anticipated, yet achieved all of the brief’s room requirements and spatial relationships through clever re-use of the existing over-sized spaces.

A side extension over an existing garage provided a separate guest suite, and a single storey rear extension remodelled the ground floor to have better public-private function and a greatly improved and larger kitchen-diner. The kitchen was moved to the back in the middle, straddling the old dining room and the new extension, making use of commanding views down the garden. A few new partitions re-ordered the ground floor to include a slightly smaller lounge, but an additional utility, snug/home office and improved circulation spaces.
Good connection with the large rear garden makes the most of this inner city asset.
Working closely with the chosen builder several decisions were made to minimise unnecessary complication and therefore reduce costs. These decisions informed some of the technical aspects of the build and detailed drawings and designs were adapted to better suit the contractors skills and availability.
Complete internal refurbishment including heating, electrics, stairs, bathrooms, a new ensuite completed the project.
